02Committee
Administration
Cyprus law requires a legally registered Management Committee for every jointly-owned building. Without one, there is no lawful way to collect communal fees or enforce obligations on owners.
Under Law 93(I)/1993 on Jointly Owned Buildings, every residential complex with shared ownership must establish a Management Committee. Dynasty handles the entire process — from initial setup to ongoing legal administration — ensuring your building is fully compliant and protected at all times.

Do I need a Management Committee for my building in Cyprus?
Yes — if your building has jointly-owned common areas (lobbies, stairwells, car parks, gardens, lifts, pools), Cyprus Law 93(I)/1993 requires a formally established Management Committee. Without one, there is no legal mechanism to collect communal fees, enforce building rules, or represent the building in legal proceedings. Dynasty handles the full setup and ongoing administration of your Committee.
I live abroad. Can Dynasty manage my Cyprus property remotely?
Absolutely — the majority of our clients are foreign investors, expats, or overseas property owners who cannot be in Cyprus regularly. Dynasty acts as your eyes and ears on the ground. You receive detailed monthly reports in English, can reach your dedicated manager at any time, and never need to worry about what's happening at your property. We handle everything locally so you don't have to.
What is the minimum contract period?
Our standard management agreements run for a 12-month initial period, after which they roll on a monthly basis. For vacation rental management, we offer shorter initial terms. We believe in earning your continued business through excellent service — not locking you into long contracts.
How does Dynasty handle emergency repairs?
We operate a 24/7 emergency line for all managed properties. When an emergency is reported — whether by a resident, a tenant, or triggered by our own monitoring — we contact the appropriate vetted contractor immediately and coordinate the repair. You are notified as soon as possible and receive a full written report including photos and costs. For repairs above a pre-agreed threshold, we always seek your approval first unless the situation is urgent.
Do you manage individual apartments or only full buildings?
We manage both. For individual apartments, we offer vacation rental management and tenant management services. For full buildings and residential complexes, we provide comprehensive building management including Committee administration, financials, and maintenance. We also work with property developers on new developments, managing the handover and establishment phase from the very beginning.
How are contractor costs handled and billed?
We have a strict no-markup policy on all contractor costs. You pay exactly what the contractor charges — we show you the original invoice and take no commission. Our management fee is entirely separate from repair and maintenance costs. This is one of our core commitments to transparency and it's written into every management agreement we sign.
